Coworking in the UAE: Prestige Without the Overhead

Coworking is no longer just a trendy option for freelancers or early-stage startups in the UAE. That shift is driven by the pressures of today’s commercial office market: in Dubai, average lease rates across key submarkets rose 9.1% in H2 2024 compared to H1, and by 24.3% over the same period in 2023 to 2024. Meanwhile, occupancy in prime areas like DIFC, Downtown Dubai, and Business Bay is extremely tight often above 95% pushing many businesses to look for smarter alternatives.

In Abu Dhabi, the situation is even tighter. According to JLL’s “UAE Office Market Dynamics Q2 2025,” the city-wide vacancy rate dropped to 1.5%, with prime office vacancy falling to 0.1%. This means nearly no truly premium offices remain available. The report also notes that Dubai’s citywide vacancy was 7.7%, with prime vacancy at just 0.3%. In Q2 2025, JLL also reported that prime rents in Abu Dhabi jumped by about 31.5% year-on-year, and prime rents in Dubai rose by about 17.3%.

With rents climbing and vacancies near zero in premium towers, many companies no longer want to say nothing of being able to absorb the risks of long-term leases or expensive fit-outs. Grade A rents in Abu Dhabi also rose but more modestly (7.8 %). In Dubai, prime rents grew 17.3 %, and Grade A rents rose 19.5 %. With such steep increases, the case for converting fixed lease commitment into a flexible expense becomes compelling.

What’s more, Dubai’s lease registration volume fell, as many tenants avoided signing new long-term commitments under these conditions. In effect, tenants are shifting toward renewals or flexible structures. That trend alone validates the rising appeal of coworking especially in premium locations you may otherwise only access via long-term leases at higher risk.
